Never Summer Design Build’s Building Process
Whether our clients are first time custom home builders or if they have been through the process before; we don’t want them guessing what’s next. Communication is a top priority at NS Design Build so we want our clients to know what to expect and when.
Phase 1: Project Kickoff
The initial meeting between Never Summer Design Build and the client. Broad overview to include clients goals and NS Design Build’s processes. If client wishes to build not on one of our preselected lots then a property tour is involved during this phase. Projected cost and timeline will be established.
Phase 2: Conceptual Design
This phase entails a review of the conceptual design between the client and NS Design Build.
The design may be reviewed and edited as many as three times without additional design fees.
Phase 3: Budget Review
The Client and NS Design Build meet to review initial budget. We will discuss any changes and establish a plan to move forward.
Phase 4: Finance Meeting
The client will meet with bank contacts if necessary to obtain loan pre-approval.
Phase 5: Final Budget Review and Contract to Bid
The Client and NS Design Build meet to review final budget. We will discuss any final changes to the budget. The contract to build will be reviewed and signed by both parties. If the client is using a bank loan the client will then submit plans, specifications, budget and the contract to the bank.
Phase 6: Permits and Break Ground
NS Design Build will submit all plans to the building department for review and approval. Once approved we will begin construction!
